How much? It’s usually one of the first questions prospective buyers ask! Unfortunately, there’s no simple, single answer. Since owner designs are different for every log home, an ala carte price list isn’t possible. But most projects can be accurately estimated on a cost per square foot basis.

Milled log home builders are often fond of comparing prices that aren’t quite apples-to-apples. When Maple Island prepares your estimate, it includes our log yard pre-build. When you purchase a milled log home, you are buying a materials package only, and all of the cutting, constructing and finessing will take place on your site over weeks, if not months. In the end, there simply isn't the price difference that the homeowners are often led to believe exists.

The Big Picture.

A “turn-key”, or completed, ready-to-move-in home, using a licensed contractor who provides all the components for finishing, is currently averaging from $250 to $275 per square foot of floor space. This includes the cost of the log shell, but does not include the cost of your land, driveway, utility access or landscaping. Garages, decks and finished basement areas should be computed at a lesser cost per square foot, but don’t overlook them in your overall budget.

Different companies calculate floor space square footage in a variety of ways. For comparison purposes, all Maple Island log homes are calculated by exterior dimensions. Projects of greater complexity with higher-end finishing details could exceed the upper part of the range.

Financing

Financing your Maple Island log home is the same as the construction of any other type of home and is available through local banks, savings & loan institutions and credit unions.
